Windows & Doors in Westminster Woods

Windows and doors across Westminster Woods and the south end along Gordon Street, where 2000s builds are hitting their first round of window problems.

Westminster Woods and the surrounding south-end subdivisions went up mostly in the 2000s, and the houses have a lot of glass: big front windows, transoms, two-storey foyer windows, and sliding doors onto decks. Builder-grade double-pane units from that era are now in the window where seals begin to fail, and the larger the pane the more a failure shows. The other common call from these streets is condensation on the inside of large north-facing glass in January, which is a sign the glass is doing its job badly rather than a humidity problem alone, and it is where a triple-pane upgrade on a few specific openings pays back in comfort. Basements in these houses were often left unfinished by the builder, and finishing one with a bedroom means enlarging a basement window for egress, which the City of Guelph lists as permit-required work. Openings are framed and true, installs are straightforward, and there is no heritage status to check. Houses along Gordon Street and near Clair Road get road noise, and laminated or triple-pane glass on the bedrooms facing the road is a worthwhile conversation at the measure.

Frequently asked questions

Do you cover Puslinch and the townships, or just the city?

Both. The difference is administrative rather than practical: a property in Puslinch is under the Township of Puslinch for building permits, not the City of Guelph, so the permit question for a new or enlarged opening goes to the township office. The measuring, the units and the install are the same.

Do the heritage rules apply outside downtown?

Only to properties that are designated or inside the Brooklyn and College Hill district. A 1990s house in Kortright Hills or a 2005 house in Westminster Woods has no heritage status and the question does not arise. A century home in the Ward or near Exhibition Park may or may not be designated, and that is checked against the address before quoting.

Are the windows different for an older house?

The units are made to measure either way, but older openings are rarely square and the walls are solid brick or stone rather than framed, so the install is more careful and the trim and sill details matter more. The quote reflects that. On a newer house the openings are usually true and the job is faster.
